Please Encourage anyone who's looking for a place to stay to lease. Do not invest your money in these. The property is managed poorly, They change things up in a blink of an Eye. The whole complex is affected with roaches. I've never seen them come out with any pest control. The new maintenance team rides around entering people's homes and asking them. Are they gonna be home tomorrow? After seeing what they have in their home. Have videos. I would not wish this on my worst enemy. I moved here not having anywhere to stay. I really deep down inside wish I never have moves here. I pray to god that he removes any and everything that has been placed on me since i've been here. The neighborhood is not a nice place to have any child. They play Loud music, they drive. Their cars very fast up-and-down. Like there's no speed bumps out here. The license office always making change to the parking policy. But you could not get them to fix anything. That needs to be fixed unless you catch them. Riding around on the golf cart and stop them. I encourage anyone who's looking for a place please please do not go here. God bless.
I have been living Spring Forest for yrs. And I had never had a problem with my rent is concerned until now. I have been lied too. I had a situation to when I had to renew my lease by a certain date or Spring Forest was going to put me on a month to month lease. I'm not sure what her name was she helped me renew my lease over the phone. She asked for my username and password in order to get into my account. And Also I gave her permission to use my signature to sign the lease. Everything taking care of. Now I'm on a month to month lease . Communication is terrible I can't even talk to the right person cause everyone I talked ask for a callback with no one calling me back. Unexcusable. Ot

I've been living at Spring Forest since 2017 and have been very happy living there. Things have gotten so much better over the years. There used to be some problems but the office team has done an excellent job making this community better. The staff is great, and they go above and beyond to do whatever it takes to show great customer service. Tiffany Evans has been fantastic to answer any questions or concerns I have had over the years.
I have repeatedly open maintenance request due to water leaking under my kitchen sink… I’ve been told several times someone is coming to look at it. This has been going on since beginning of August, it’s now September nothing has been fixed …
I would like to give a special shoutout to Tiffany, who works in my rental office at Spring Forest apartments. She is very hardworking and exude a very professional demeanor. She assist with all my concerns in a timely manner. She is amazing and thanks for all you do!!!!
This review is regarding the online services. My lease was ready for signatures. I logged into the Resident Portal then the Lease. Beside my name was a pen, inviting me to sign. Beside my son's name was an X. I didn't sign the lease. I emailed asking if more details or documents are needed; since that X was beside his name. I didn't receive a response. I emailed 3 times with the same concern and question. I've never gotten an answer. Today, my son went to the office regarding a hornet nest outside a window in the window in our apartment. Another matter that hadn't been addressed, the agent asked me some questions. The information which was requested, had previously been asked and answered in preparation for the lease agreement and signing.
This lease period was genuinely one of the worst experiences I have ever had as a renter and the problems began on day one.
Firstly, I was allowed to move in a few days prior to maintenance being completed between tenants. This included fixing and repairing a mail box with no door, replacing door knobs on the bedrooms and closet as they did not have them at the time and moving a dryer from the dining room to the closet where it belonged. Wendy, verbally promised me that each of these things would be done and maintenance would be in and out of the apartment initially to finish their last few tasks something that never took place without me having to intervene. However, I will come back to this as I believe it is more important to lay out events in chronological order.
The day of lease signing - I inspected the apartment (as one should when starting a new lease) and photographed each and every issue I discovered. Additionally, it was during this time that I would discover that Spring Forest Appartments had failed to properly disclose that the unit was absolutely infested with German cockroaches. A serious health hazard which they failed to resolve over the entirety of my lease.
Following this discovery I requested pest control come by and it was scheduled. Pest control did come by however - it did nothing to resolve the infestation. Kicking off a cycle of multiple visits which never seemed to fix the problem at hand.
Meanwhile, during this time, a month had passed and the maintenance which was supposed to occur as verbally promissed would be preformed - was not performed completely.
During this time I had no mail box for over a month - and I never received my $1500 deposit back in the mail from my previous apartment due to this. This issue had been ticketed multiple times (closed without resolution) and then finally required an email to be sent to the upper management to be resolved. This is unacceptable.
After this was completed, a two month period in which I had no more issues would start however, this would not remain the case. My partner and I would discover mold in the utility closet shortly after these events and this would be treated however, this detail will be important later.
This would be the last successful repair before the next period of issues would be kicked off in which we would file a ticket for repairs and maintenance would simply close it without action.
This occurred on a repair to the weather seal on the door multiple times, the stove - which took three months to repair and was not properly repaired until the city code enforcement office was contacted and the air-conditioning unit which was and is to my knowledge still failing. The same air-conditioning and heating unit which is not up to code per an email received last November indicating it cannot maintain temperatures during the winter - which city code defines as a minimum of 65ºF when the temperature outside is bellow 20ºF.
I am thankful for the help the city gave us in fixing the issues we were facing. Please do not sign a lease here for your own good.
Edit: Adding this as it’s occurred after the lease end - the apartment is actively trying to blame me for damage done by their maintenance personnel and stains in the carpet that were present prior to my move in date. Additionally, Fabiana M. one of the other reviewers- works for Spring Forest which is a clear terms of service violation & conflict of interest. Beware.
